Part S of the Building Regulations has required EV charging on most new homes and new commercial buildings in England since 15 June 2022. ECC UK designs and installs compliant charging for developers, housebuilders and M&E contractors, from first fix cable routes to commissioning and handover.
What Part S requires
- New homes with parking: a charge point for each dwelling’s associated parking space.
- New non-residential buildings with more than 10 parking spaces: at least one charge point, plus cable routes to one in five of the remaining spaces.
- Major renovations and some changes of use: similar requirements, with exemptions where the cost is disproportionate.
- Charge point standard: at least 7kW, and smart charging capable.
Exemptions and cost caps apply in some cases. We check your scheme against Approved Document S at design stage so there are no surprises at building control.
How we work with developers and contractors
- Design stage. Charge point and cable route layout, load calculations and supply capacity.
- Pricing. Priced to your package and programme.
- First fix. Cable routes and containment installed with the main works.
- Second fix and commissioning. Timed to plot or phase handovers.
- Handover pack. Certificates and documents for building control and the end user.
Why use a specialist EV installer
Part S work sits between the electrical package and the external works, which is where gaps appear. A specialist avoids problems with supply capacity, smart charger requirements and handover paperwork, and uses load management so you don’t oversize the supply.
